The "HUD Homesellers Handbook" provides the information you need. Please read it carefully. This will enable all of us to achieve our goal as efficiently as possible. Policies for Training Sessions

HUD Registration for Real Estate Brokers:
 

All current licensed brokers in OHIO are invited to be registered with HUD and to sell HUD-owned homes. If you are the designated broker for your company, please complete the registration process so you and all the licensees working with you may participate. If yours is a multi-office firm, please register once for each office. It is necessary to renew your registration annually in order to ensure that your HUD-issued Name Address Identifier Number (NAID#) stays current.

The NAID# is assigned to the broker (not individual agents) in each office location. That registered broker is required to sign each HUD-9548 Sales Contract before it is submitted. Non-Profit Organizations (NPO) that are approved to purchase HUD homes through the Direct Sales Programs also apply for and receive a NAID# when their application and homeownership-focused mission is approved. Except for the few Direct Sales Program participants, EVERY BUYER must work with a HUD-registered real estate licensee to bid for and purchase a HUD home.

The broker is paid a commission at the time of transaction settlement and closing that is an amount up to 5% of the sales price. Remember "NAID" rhymes with "PAID." We want you to be successful selling HUD homes!

National Home Management Solutions (NHMS) is the Management and Marketing (M&M) Contractor that HUD has designated to assist eligible brokers and NPOs to apply for a NAID#. Please review the required forms known as SAMS 1111 and SAMS 1111-A . (SAMS stands for Single Family Acquired Asset Management System, which is HUD’s computerized tracking system.) Please read and follow the instructions that accompany the SAMS 1111 and 1111-A to be certain you also include other required documentation.

Mail or overnight your completed registration package marked "NAID" to the NHMS Contract Management Office in New Jersey. After we check the forms for accuracy and completeness, your registration application is sent to HUD for processing. Usually 3 to 6 weeks are needed for your NAID number to be issued.

Broker Registration Package for New Payee or Inactive NAID#:

  1. SAMS-1111
  2. SAMS-1111A
  3. Copy of Broker License
  4. Copy of the business' most recent utility bill, phone bill or bank statement
  5. You must submit an IRS Letter 147C if you are filing with your EIN number. To request the letter please call 1.800.829.0115. If you are filing with your SSN you must provide a copy of your Social Security Card
  6. Copy of Drivers License

    Important: Brokers Signatures go on line 17 and must be in Blue Ink

Broker Recertification Package for Existing Payee with an Active NAID#:

  1. SAMS-1111
  2. Copy of the Broker's Ohio License
